Stacy Ables presented a financial statement covering the status of assessments. He has developed a reporting "dashboard.”
There was a discussion of acquiring a program to manage assessment collections. The simple ones are in the range of $1,000/year. The more comprehensive programs are capable of handling multiple years of assessments but are over $2,000/year. The Board agreed to defer action on this.
Two situations regarding past due assessments were discussed. In one case some statements had been sent to an incorrect recipient. The Board agreed to waive the past due amounts. The property owner agreed to pay the assessments for which they had received a statement.
In the other situation the statements had been sent to the address of record according to the Tax Assessor. Stacy and Ben will contact the property owner.
The last section of the fence will cost approximately $7,000. There is not enough reserve in the bank account to cover that and leave a contingency fund. The Board agreed to defer bidding the last section until there are sufficient funds.
The Board agreed to submit Larry Burrough as a replacement for Stacy Ables who is not continuing as a Board member. Ben will organize a Nominating Committee for 2021.
